TERMS OF THE SALE:
1. The successful high bidder on these property will be required to sign Wisconsin Offer to Purchase upon conclusion of the real estate bidding and tender the required non-refundable earnest money deposit of 10% of hammer price within 24 hrs. of end of auction & balance to be paid at the time of closing on or before April 30th 2025. 

2. The sale price in the contract will be the auction hammer price plus the 10% buyer’s fee together which will determine the contract price in the Offer to Purchase.

3. Country will convey title to the premises by Quit Claim Deed. Qualifying for financing is not a contingency of this sale. You are responsible for the cash at closing. 

4. Property is selling in its “as is” condition at public auction without any representations or warranties as to the structural or mechanical defects.

5. There will not be any tax pro-ration as these properties are currently held by the county & therefore do not have a 2025 tax bill.  All back taxes, liens & fines have been removed from previous tax years.  New buyer will not be responsible for any of these past fees.  This is NOT a Sherriff's sale.
